What goes into a monthly mortgage payment?
Your payment covers more than the loan itself. Most Frankfort and Central Kentucky buyers pay up to five pieces each month, and many lenders collect taxes and insurance through an escrow account so those bills are paid on time.
Principal & interest
Repays the loan plus the lender’s interest. Your loan amount, rate and term (30, 20, 15 or 10 years) set this number.
Property taxes
Set by Kentucky counties and local taxing districts, so they vary by address. The county PVA office lists a home’s assessed value.
Homeowners insurance
Required by lenders. The price depends on the home, its location, your coverage and your deductible, so get a quote early.
HOA dues
Only applies if the home belongs to a homeowners association. Ask what the dues are and what they cover before you make an offer.
PMI
Private mortgage insurance usually applies to conventional loans with less than 20% down, often around 0.3%–1.5% of the loan per year.

How accurate is this mortgage calculator?
It uses the same amortization formula lenders use, so the principal and interest figure is exact for the numbers you enter. Taxes, insurance and PMI are estimates. Your lender’s Loan Estimate will show your actual costs.
How much do I need for a down payment in Kentucky?
Often less than buyers expect. Some conventional loans allow 3% down and FHA loans 3.5%, while VA and USDA loans can offer 0% down for eligible buyers and homes. Putting 20% down on a conventional loan avoids PMI.
When does PMI go away?
On a conventional loan, you can ask your lender to cancel PMI once your balance reaches 80% of the home’s original value, and it ends automatically at 78% as long as your payments are current. FHA mortgage insurance follows different rules.
Should I choose a 15-year or 30-year mortgage?
A 30-year loan keeps the monthly payment lower. A 15-year loan costs more each month but usually comes with a lower rate and much less total interest. Switch the term in the calculator to compare them side by side.
Do I have to use one of your recommended lenders?
No. You’re never required to use them. They’re simply lenders our brokers have seen communicate quickly and close on time, and you’re free to work with any lender you choose.
How do I get pre-approved for a mortgage in Frankfort?
Send your numbers with the form above and we’ll connect you with a lender from our network, or contact a lender directly. A pre-approval tells you how much you can borrow and shows sellers you’re ready to buy.
